What is Radon?
Radon is a highly radioactive, colorless, and odorless gas. It is a natural decay product of Radium found in the soil and rocks across Alberta.
While Radium remains trapped in the earth because it’s a metallic element, its decay product, Radon, is an inert gas, which allows it to escape. Because of the pressure difference between your home and the soil, your basement acts like a vacuum—sucking this Grade 1 human carcinogen through foundation cracks, construction joints, and floor drains. Once inside, it reaches dangerous concentrations. Additionally, a regular human breathes in 8,000 to 9,000 liters, or around 2,100-2,400 gallons per day, which leads to a severe and immediate health hazard to you and your family.

What exactly is Radon?
Radon is a decay product of Radium which is naturally found in soil and rocks. Now, this radium, which is also a decay product of Uranium, stays in its source because radium has a metallic nature. However, the moment it turns into radon, it escapes the source’s envelope because this new element is gaseous in nature.
Does it only cause Lung Cancer?
While inhaling Radon gas itself is hazardous, the primary danger arises when it decays into Polonium-218 and Polonium-214. Unlike the gas, these “progeny” are highly radioactive metallic particles. Because they carry a positive charge, these ions bond easily to dust or smoke, which then lodge firmly against the delicate lining of the lungs. Once attached, they emit alpha radiation directly into the tissue, significantly increasing the risk of lung cancer.
Interestingly, even high concentrations of radon do not typically cause skin cancer. While Polonium particles do adhere to our skin, they are thwarted by the stratum corneum, an outer layer of dead skin cells that acts as a natural shield against alpha particles. Unfortunately, the lungs lack this protective barrier, leaving the sensitive internal membranes vulnerable to cellular damage.
Recent studies indicate that exposure to radon gas, even at lower levels, elevates the risk of Blood Cancer, particularly in women and children. However, to fully understand its mechanism, further research is in progress.
Short Term Test or Long term Test, which one gives more accurate reading?
For the most accurate assessment of your home’s air quality, Health Canada strongly recommends a long-term radon test, typically conducted over a minimum of 91 days during the winter heating season. Since radon levels fluctuate significantly based on daily weather patterns, ventilation habits, and soil moisture, a multi-month reading provides a true “annual average” that is far more reliable for making informed health decisions.
However, we recognize that in real estate transactions, the luxury of time is often unavailable. In these cases, a short-term test (2 to 7 days) is frequently used as a preliminary screening tool. While a short-term test provides a “snapshot” of radon levels at that specific moment, it should not be viewed as a definitive annual average.

For Homeowners: Always opt for a long-term test to ensure your family’s safety is based on the most robust data possible.
For Home Buyers: Use a short-term test to identify the levels, and once the risks are defined we can mitigate your home for Radon.
Is there any Radon testing required while selling a home?
In light of the radon hazard, the National Building Code (NBC) now requires builders to include radon rough-in in all new construction. While the National Building Code requires rough-ins, only active systems are truly effective at overcoming the “stack effect”
But it’s completely the buyer’s responsibility to test and take action. Alberta’s real estate code doesn’t mandate the testing of Radon before selling a home. However, due to increasing awareness of radon, more home buyers now also require radon tests as part of the home inspection.
Additionally, a recent radon test or having an active mitigation system can be a selling point for your property.
What radon levels require mitigation?
There is no healthy level for radon. It’s a Grade 1 human carcinogen. Even one single radon atom can alter the course of a family.
The lower the Radon levels, the lower the risk. Health Canada recommends mitigating above 200 Bq/m. Whereas for our neighbours down south, it’s 148 Bq/m³ (or 4 pCi/L) and the World Health Organization suggests even lower at 100 Bq/m³.
We strongly recommend mitigation for digits above 200 Bq/m³, and would recommend considering mitigation even at lower levels. Why take a chance?
How much does a typical radon test and mitigation cost?
While a simple paint job may cost upwards of $10,000. A life-saving radon mitigation costs just a fraction of it.
We offer short-term tests FREE of cost, which will give you a “snapshot” of radon levels at that specific moment. A professional Long-term test ranges from $150 to $300.
The mitigation system is custom-designed for each project. The price depends on the size of the house, the condition of the basement, and the foundation type. The cost usually ranges from $1,500 to $3,500.
Do new homes have elivated levels of radon?
Yes, new homes either have a radon rough-in done or a Passive Soil Depressurization (PSD) system (homes built post-2025). However, both do little to nothing to reduce radon entry due to “diffusion” and the “stack effect”. Additionally, in pursuit of greater energy efficiency, the newer builds are made even more air-tight, which actually increases radon concentration.
So, new homes also have elevated radon levels, and testing is the only definitive way.
